ALTA / ACSM Land Title Surveys (“Alta Surveys”)

For more than 30 years, Compass Surveying has specialized in the preparation of detailed and comprehensive ALTA Surveys for the sale, purchase or financing of commercial and industrial properties, large multi – family projects and raw land parcels, throughout Illinois.

In 2013, we expanded our service area and now provide ALTA Surveys throughout Illinois, Indiana and Wisconsin.

ALTA Surveys are required by title companies when they are asked to issue extended coverage over encroachments, overlaps, boundary line disputes and easements or claims of easements not shown by the public records, both of which would be disclosed by an accurate survey and inspection of the premises.

A current title commitment is required to complete an ALTA Survey, since it provides the surveyor with the true legal description of the property to be surveyed, along with recorded easements and restrictions affecting the property.

ALTA Surveys are also used in conjunction with topographic surveys to create an accurate base map, showing all natural and man-made features along with property lines, restrictions, easements and existing contours and drainage. This “existing conditions” survey is used by the engineer or architect for the design of a site plan for proposed developments.

The importance of an ALTA Survey for land development projects cannot be overstated and eliminates the risks associated with inaccurate property line locations and unforeseen easements that can adversely impact project budgets and schedules.

To order an ALTA Survey, the following information is needed:

  • Optional Table A items as required by the terms of the real estate sales contract;
  • The parties to whom the survey will be certified;
  • A copy of the current title commitment, including survey – related Schedule B documents (if you don’t have a title commitment, we can help you procure one – just ask us how)
